Greater Boston real estate prices better than US average

According to online home valuation site Zillow.com, prices in the Boston area are better off the nation’s average homeowners, with values falling just 2.8 percent in the second quarter compared to the same time a year ago. Values actually increased 2.1% from the first quarter 2011. Boston-area home values have fallen 28.8 percent since its peak in June 2006.

Nationwide, home values fell 6.2 percent year-over-year, according to Zillow.com.

Well, not in Boston … yet.

But, if the cost of housing continues to rise in Boston as it has in other cities, such as New York, you’re bound to see something like this.

I could live in a space that small, maybe. But, he lost me when I saw that he kept his sneakers next to his microwave and that he had to share a bathroom with three other people … which, I guess, is actually like having roommates, but seems kind of gross.

His rent is $750 per month, and the room looks to be in good shape. He lives in Hell’s Kitchen, which is a popular but not most-popular neighborhood in NYC. New York is very different from Boston, with much higher density in Manhattan than we have in any Boston neighborhood.

Fixed-rate mortgage loan rates drop due to economic uncertainty

Making lemonade out of lemons, the one good thin got come from the economic uncertainty hitting the financial markets this week is that mortgage loan rates have dropped. To record lows.

The average 30-year, fixed mortgage rate rose to 4.39%, according to the Freddie Mac weekly survey of loan providers.

The 30-year fixed-rate mortgage (FRM) averaged 4.39 percent with an average 0.8 point for the week ending August 4, down from 4.55 percent, last week. Last year at this time, the 30-year FRM averaged 4.49 percent, so rates are lower.

A $400,000, 30-year, fixed-rate mortgage at 4.39 percent would run you approximately $2,000 per month in loan repayments. This is down from $2,038, last week, $38 per month less, and $24 less per month compared to last year, when it would have cost you $2,024 per month.

Frank Nothaft, vice president and chief economist at Freddie Mac says, “Treasury bond yields fell markedly after signs the economy was weaker than what markets had previously thought allowing fixed mortgage rates to follow this week with the 15-year fixed and 5-year ARM setting new historical lows. The economy grew 1.3 percent in the second quarter, which was below the market consensus forecast, and first quarter growth was cut to less than a quarter of what was originally reported. In fact, the first half of this year was the worst six-month period since the economic recovery began in June 2009. Moreover, consumer spending fell 0.2 percent in June, representing the first decline since September 2009.

“On a positive note, there were indications that the housing market is firming. Real residential fixed investments added growth to the economy in the second quarter after subtracting from growth over the first three months of the year. The CoreLogic┬« National House Price Index rose for the third straight month in June (not seasonally adjusted) and was the first three-month gain since June 2010. Finally, pending existing home sales rose for a second consecutive month in June and was up nearly 20 percent from June 2010 when the housing tax credits expired.”

Boston real estate prices look to recover

Based on the recent history of home sale prices, inventory level, unemployment rate, and number of “past-due” loans, it looks as though the Greater Boston real estate market is poised to recover over the coming months.

That’s one conclusion you can reach after reading the Wall Street Journal article, Sliding Sales Listings Lift Housing Outlook.

Past due loans were under 5% in Quarter 1 2007, rising to over 10% in Quarter 1 2010. It is around 8.7%, now.

Average home values dropped from around $370,000 in January 2007 to $320,000 in June 2010, pretty much steady for the past three years between 2008 and 2011.

Boston does much better than other metropolitan areas when it comes to inventory levels, year-on-year price changes (decreases), and unemployment rates.

Inventory level dropped almost 3% from a year ago, which means either more people are selling their homes or fewer people are listing their homes for sale. Prices have decreased by 3.6% this year, whereas other cities had drops from 3.9%-11.5% or higher.

The unemployment rate in the Greater Boston area is 7.4%, which is far lower than other major metropolitan areas, including Atlanta (10%), Charlotte (10.8%), and Denver (9.3%).

With a good economy comes opportunity, for both buyers and sellers of Boston real estate.

Buy a condo, get a car! Homebuyer incentives return

What would you do in order to get buyers interested in your property?

The #1 way to get someone to look at your home is to price it appropriately at what it’s worth. You can pretty it up, you can make repairs, but the price is most-important. The location is most important to what people are looking for, but your price should be set at what it’s worth, inclusive of location.

But, often, you aren’t trying to convince a buyer to come to your property, you’re trying to convince his or her real estate agent.

And that’s where incentives come in. Offering an agent a high commission rate, or a bonus, can go a long way to making your property stand out. (Some states ban certain types of gifts.) You can also try offering an incentive to buyers, but probably with fewer results.

Unless your incentive ends up being part of a New York Times article.

Which is what happened to one homeowner in Brooklyn. He’s offering the buyer of his co-op a free car, with purchase.

… [A]long the humble byways of Kensington, Brooklyn, a man named Gary Parker is offering a more budget-minded incentive to buy his tidy one-bedroom co-op. It, too, is a car, but one befitting a more down-market lifestyle: a claret-colored 2002 Hyundai Elantra, a hand-me-down from his mother that has more than been around the block, its odometer clocking in at some 79,000 miles.

You read that right; he’s offering a used car, a Hyundai, with 79,000 miles on it, to the buyer.

A very unique situation. Kind of fun, if you think about it. Of course, you’ll need a place to park that car. Fortunately, the purchase price of $298,000 for the one-bedroom co-op includes the right to rent a parking space for $100 per month.

Boston apartment search leads to September 1 rental rush

RentJuice is a national rental database used by landlords, real estate agents, and renters / tenants to post, search, and find apartments for rent. Open for just two years, the company has rapidly become the default database for real estate agents in all the cities it currently covers.

For the first time, RentJuice has compiled its Boston apartment data and released the results to the general public.

What their data shows is that most apartments in Boston rent for September 1 occupancy – as much as 79% of all apartments being listed for rent.

That’s a startling figure. Obviously, a lot of what’s driving that is college students looking for housing for the school year.

The unintentional effect is that, most everyone else ends up going on that schedule. Landlords who rent to “everyone”, students and professionals, want to have their apartments available for September 1, so they often force tenants to sign September 1 – August 31 leases.

No landlord wants to be stuck with an apartment to rent in January or February – people just don’t move then, unless it’s a job relocation or something similar changing their lives.

Because there’s huge demand, and limited supply, this puts pressure on prices – upward pressure. That’s why tenants often have to pay brokers’ fees in order to secure an apartment.

So, in a certain way, the system as its unfurled is jigged against tenants.

RentJuice has done an excellent job of collecting data and presenting the results. I do have major issues right now with drawing any conclusions, however. Even RentJuice would probably agree, right now, its reports are works in progress.

The reports only include rentals put into the RentJuice system; not all apartments available for rent. So, craiglist and landlord-direct apartments are not included. These might often be available for less than what is offered by brokers. (Basically, you’re paying your agent to find you an apartment so you don’t have to waste your time on craigslist hour after hour.)

For example, RentJuice reports that Kendall Square and East Cambridge have higher average rents than its overall average.

That’s because the many apartments available out there are in new, large, high-rise, full-service buildings (Watermark and Third Square) whereas other neighborhoods have a much-wider selection from which to choose (Back Bay, Beacon Hill, South End).

So, take the data with a grain of salt; it’s not exhaustive and it’s not complete. (Again, not that they’re saying it is …)
